What's happening?
The project is currently undergoing assessment through the NSW planning system. Further information is available via the Department of Planning, Housing and Infrastructure links below, where you can also register to receive updates on the applications.
Stages 3, 4 and 5 form part of the broader precinct and should be read and considered holistically.
Early Works
Public exhibition for Early Works SSDA 1 concluded on 3 February 2026. Mirvac is currently reviewing and responding to all submissions received.

Stage 3: Mixed Use Development at Green Square Town Centre – Sites 7, 17 and 18 – SSD-83899206 (EXH-106852220)
The proposal includes site establishment and the construction of 511 build-to-rent residential dwellings (including 60 affordable homes), together with retail and office space, car and bicycle parking, basement waste and servicing facilities, public domain works and landscaping, to be delivered alongside a concurrent rezoning.

Stage 4 & 5: Mixed Use Development at Green Square Town Centre – Sites 8 and 19 – SSD-84322496
SSDA 2 and 3 seek approval for the construction of five mixed-use residential buildings and one mixed-use student accommodation building, incorporating residential, retail, resident amenity and public domain uses. Approval has also been sought for the construction of a shared basement, incorporating waste collection servicing, loading zones, car and bicycle spaces. The proposal also includes public domain and landscaping works such as external pedestrian laneways, pathways and through-site links, as well as the construction of new public roads.

SSDA 2 & 3 – What's involved?
Overview
These will seek to refine the approved site controls, detailed design, and main works, as well as the precinct’s broader operational character — from its layout and retail mix to the way people engage with and experience the environment.
We have community consultation sessions scheduled for 18 and 20 November, and we encourage you to reach out if you’d like to learn more. Once the sessions are complete, we’ll also upload the consultation boards to the website for anyone who couldn’t attend.
If you’re unable to make those dates, we’re happy to arrange an individual session.

SSDA 1 Early Works - What's involved?
We are currently seeking feedback for the first State Significant Development Application relating to early works and subdivision for the southern site covering Stages 4 and 5 at 6 Geddes Ave and 411 Botany Road.
SSDA 1 proposal comprises:
• Site establishment,
• Bulk excavation,
• Shoring walls,
• Remediation activities,
• Tree removal,
• Dewatering and infrastructure services, coordination,
• Site subdivision.

As neighbours to the site, your input is important to us and will be used to help inform the planning process for the proposed SSDA 1.
